The saying “you get what you pay for” has never been truer than in the case of conveyancing and choosing a solicitor or conveyancer can sometimes feel like a difficult and daunting decision.

Working With our Leading Team of Residential Property & Conveyancing Solicitors

Your solicitor or conveyancer is there to ensure that, as a seller or buyer, you and the other parties meet all of the required legal obligations and your rights and interests are protected during this transaction. Failing to identify any issues or risks may leave you exposed, financially and otherwise, immediately or in the future.

At first glance some conveyancing quotes may appear cheaper than they actually are , with hidden or additional fees added at a later date. Be comfortable that you are comparing like for like when making a fi nal decision, and that any quote includes a comprehensive breakdown of both fees (the amount charged by the conveyancer or solicitor for their services) and disbursements (costs paid on your behalf, including property search fees, registry fees and Stamp Duty (SDLT)).

First impressions can never be repeated. It is important that you can speak to an experienced solicitor or conveyancer when obtaining an estimate and that this is accurate, easy to understand and received promptly. How well things are handled at this early stage is likely to reflect the level of service and the overall experience that you can expect throughout your move, and this may help you to decide whether you feel that you would be in safe hands.

When contacting our team, you will receive a clear and detailed quote, allowing you to review and understand our fees and any associated costs. We will of course be happy to discuss and explain the quote provided and the conveyancing process that follows if needed.

You will continue to enjoy direct contact with the dedicated member of our team dealing with your file on a day-to-day basis and they will keep you informed or answer questions you may have at every stage. This approach will also help to ensure that contracts are ready early to allow you time to carefully review things and ask any questions.

Living together – what should I know about property ownership?

AnswerClose

What is the difference between exchange and completion?

AnswerClose

Exchanging (or exchange) refers to the exchange of contracts between a purchaser and a sellers’ conveyancers. At this stage signed contracts are checked and exchanged and a future completion date is discussed and agreed with all parties. This is the point at which the parties are committed under a legally binding contract to proceed with the transaction and failure to do so will have consequences.

Completing (or completion) marks the point at which funds are transferred between firms and ownership is transferred between sellers and purchasers. It is at this stage that the property must be vacated in accordance with the terms of the contract previously exchanged. Keys to the property are then handed over (usually via estate agents). This all happens on the same day.
